This site is very appropriate for mix-used programs because it is located where residential and institutional zones meet. Single-family housing, senior housing apartments, the Mormon Church, and a medical clinic are adjacent to the site, while the massive scale of the USC campus is just one block away. Due to the high crime rate in this neighborhood, security issues become more important than at other elementary schools. To address that, the classrooms are formed along the perimeter of the site with high windows, so that it opens the inside and allows active outdoor space. Also, the addition of housing on top of the classrooms and commercial spaces can serve a security purpose at night. The commercial space along Jefferson is also important because it helps to revive the street condition. The parking structure of the Mormon Church next to the site, which is primarily occupied on Sundays, can be shared with the school by having parking on the ground level and play space on the level above. The classrooms are configured to accommodate shared outdoor spaces between classrooms encouraging more outdoor activities for the children.
Co-Use Program
A public library that is combined with the school library, a bookstore, and food stores serve to revitalize the commerical corridor along Jefferson Blvd and accomodate diverse users including children, seniors, low-income families, and USC students. Three-bedroom townhouses provide housing for project-dislocated residents, and one- and two-bedroom apartments respond to the high demand for housing in this district. A boys-and-girls center is used by the high population of children in this neighborhood after school within a monitored and secured space.
